I selected this product based on a website rating several stone sealers. I needed something that is odor free and easy to apply for a stone floor in a sun room. This was both...and also the bottle top will accept the top off a standard cleaning squirt bottle (like the ones you see used by professional cleaners), and this makes it super easy to apply. Once you have squirted it on, brush over it to ensure all surfaces and cracks are covered. Spoke with the owner of the company after asking a question on volume sizes available, and they were very responsive! Alas, if you need a gallon perhaps, this is not available. However for my project, about 400 sq ft, 2 bottles were adequate. After it has dried I put water on the area and it beaded up nicely, and was easy to clean up. I'm sure if a glass of red wine gets spilled, the stone will survive getting stained! So, although a little pricey, it's a great product and worth the expense!

The product works as described, is low odor, and the unique brush does help to work the product into the grout. My mistake was using this manual method of scrubbing the grout for a very large great room (27.5' X 28.5'). It was very tedious and time consuming - in hind sight, I should have used the product and rented a floor buffer - it would have done the job in a fraction of the time and physical effort required. Mopping alone did not rinse the floor well enough - it left the floor hazy - so I made a second pass on the floor and used clear water in my upright carpet cleaner vac to put down water and suck it up. It left the floor clean and beautiful in one pass. The unique brush that comes with the product purchase is great for small rooms such as a bathroom or to touch up high traffic areas. The brush reaches tight places and the shape of the bristles grab the grout groove and stays in the groove as you scrub back and forth in the grout line. All of the grout came out looking good as new! However, I was so tired after cleaning the great room that I did not use the sealer I purchased.

I have a light color caulk that was carefully chosen to match the tile , and was worried that sealer would permanently darken it . After drying , I could not tell the difference between sealed and unsealed sections with this product .Functionally also very effective, water is no longer absorbed into the grout . I’m optimistic on its durability , but time will tell

Sure you can stand with a paint brush attached to a pole to apply but you'll end up using twice as much product.It took me 4 applications in my bathroom to get water to bead nicely. To be fair I did two applications on the first day which probably was not optimal. By the next day water still was wetting the grout so I did another application. By the next day water was beading nicely in spots but not in others. A final fourth application did the trick. I'm positive the product works but it's not as easy as you're lead to beleive.Update: It actually took 5 applications in some spots.

This is a terrific product. I recently bought a home in Florida with a white 18" x 18" tile floor and white grout but the grout was far from white. I followed the instructions and let the grout cleaner stay on the floor for about 15 minutes or so before I scrubbed it off with a stiff bristle grout brush. Initially I was very careful to put the cleaner on the grout only and not on the tile but I learned after around an hour's worth of effort that the cleaner didn't hurt the tile at all so I stopped being so incredibly neat and got the job done faster. The grime came right off. It was a labor-intensive project simply because I have a lot of flooring but it was worth the effort. I sealed it and it looks fantastic. This was about 10 months ago, and I can't see a bit of dirt on any of the grout after lots of wear, especially in the kitchen area.

I ordered this to reseal my white, mosaic tile kitchen backsplash. (It is white, glossy penny tile with white grout to be precise). I noticed that after sealing it a few years ago, coffee, tea, spaghetti sauce, and other splashes were starting to stain the grout. First I cleaned my grout with hot soapy water on a microfiber cloth and some old fashioned elbow grease. After allowing it to dry overnight, I sealed with The Floor Guys sealer, and it worked out great. I did use a disposable paper bowl and disposable paint brush to apply the sealer. Per The Floor Guys you tube video, I let the sealer sit five minutes, and then I wiped diagonally with a damp microfiber cloth. After a few hours, I can already see the difference. Water is beading off the backsplash like water off a duck's back. Great stuff, and no discoloration or white haze on my grout or tile. And it really is almost odorless. I could only smell the sealer if I got close to the product. I would purchase this again.
